Industriestrasse 22, or Industry 22, is a refurbished former Siemens manufacturing and production facility, comprising three adjacent buildings, and acquired by Westcore at the end of 2013. The project is located in Volketswil, an established industrial and retail location 10 km east of Zurich, close to a major highway and approximately 10 km from Zurich International Airport.
The acquisition was structured as a partial lease-back, with Siemens initially taking a lease back of 80% of the floor space, which was gradually phased down to 25% over an 18-month period while Siemens transferred certain business operations to a new production facility in Zug.
Since its acquisition, the project has been subject to a multi-million CHF refurbishment to allow the buildings to be sub-divided for multi-tenant occupation, and to ensure that all current fire and health and safety regulations are met. Westcore has also developed an adjoining area of land, formerly used as an over-flow car park, for a new 2,000 sq.m. Lidl supermarket.
The building now offers a mix of office, production, storage, and retail uses. Current occupiers include Siemens, the global engineering and electronics company; Tegro, a subsidiary of international supply chain operator DB Schenker; and Bike World, Migros’s flagship bike and e-bike concept store.
